It has been nearly two weeks ago since I wrote about this extreme case of squatters in San Francisco. It happened in a wealthy neighborhood where homes are worth millions of dollars. And that may be why two different squatters appear to have been fighting over ownership of the property using fake deeds, or rather real deeds that appear to have been generated based on fake stories and fake credentials.
In the past 14 months, the house in Sea Cliff has been deeded eight times, passing back and forth between Aadee and Peng, who both have felony convictions for identity theft. The notaries named on most of the deeds say they never signed them…
Of the hundreds, if not thousands, of San Francisco homes that police allege have been inhabited by squatters (police do not keep an active count but have logged nearly 4,000 squatter-related calls over the past decade), few have flummoxed authorities like 250 32nd Ave. Since 2023, 18 complaints about the property have been made through the city’s 311 line — with reports detailing deteriorating exteriors, public health hazards, cars on the sidewalk, and most recently, unpermitted construction. The San Francisco Fire Department and Animal Care & Control have been out. The city attorney and the district attorney have been investigating the house for more than a year. In total, police have been dispatched to the house more than 30 times — making the property one of the 10 most-called addresses in San Francisco over the last two years.
Neighbors have been desperate to get the city to do something but nothing was done until one day after a story about the house went viral. Then, suddenly, the city attorney leaped into action and announced he was filing charges against the two people who’ve been fighting for control of the house.
The lawsuit, filed by City Attorney David Chiu on Friday against Brandon Aadee and Diana Peng, asks a judge to void the disputed deeds, block the two from claiming ownership or occupying the property at 250 32nd Ave. and stop any further transfers tied to what the city describes as a real estate fraud scheme.
“Defendants are effectively trying to steal a house and sell it to make millions in profit,” Chiu said in a statement. “Several notaries have said defendants forged their signatures or illegally altered the deeds. That is fraud, and they are trying to profit off that crime.”
Defendants have been trying to steal the home (and resell it to some unsuspecting person) for 14 months. What took David Chiu so long?
The case against Peng and Aadee is off to a great start. Last week, neither one of them showed up to court for their first hearing.

Sims described Thursday’s proceeding as “pretty uneventful.” Neither Aadee nor Peng appeared for the hearing, which he said came as a surprise, as Peng had reportedly indicated to city attorneys that she intended to attend. Aadee’s absence is less surprising — there is a warrant for his arrest in San Mateo County.
Oops! These two are probably in the wind now and it’s not clear if the judge even issued an arrest warrant for Peng after her failure to appear. Maybe he’ll get around to it eventually.
So far, the best work done on this case has been done by neighbors concerned about the apparent crime taking over their neighborhood.
After years of dealing with a derelict property, filing dozens of complaints, and calling the police more than 30 times, neighbors say they’re fed up. They began doing their own research on the home and pulled the original quitclaim deed Aadee filed with the county assessor’s office that granted him ownership of the property.
Unlike his story about being gifted the property from a girlfriend’s grandmother, the quitclaim deed said Wang signed the property over to him in a divorce, which exempted him from responsibility for any outstanding property taxes. More than $324,000 in property taxes are owed.
The notary whose name is on that document says he never signed it and that someone forged his signature.
These two have actually been seen at the home numerous times (along with other people who don’t live there). It’s a shame no one arrested them on one of those occasions. Instead, they’ll probably just move on and carry on with their business somewhere else.
